Freehold update

The freehold changed hands

  • FICM transferred the freehold to two Emerald trustee companies in February 2022.

The freeholder and MANCO remain separate legal entities.

2026/27 budget released

Overall budget increased by 5.3%

  • The overall budget is 58.9% higher than the 2021/22 budget.
  • The lift provision increased by 41.6% in one year.
  • Reserve contributions increased by 102.3% in one year.

Service-charge accounts

  • Urbanbubble has not issued the annual service-charge accounts on time; all accounts after 2021/22 remain outstanding.
  • The Action Team reviewed the 2021/22 accounts, raised issues and is still awaiting a reply.
  • Without current accounts, leaseholders cannot see the actual expenditure, compare it with the budget or understand the current reserve position.
